Greek Golden Visa Program
Residency by investment in Greece through compliant residential real estate.
The Greek Golden Visa program offers non-EU investors and their families long-term residency through qualifying real estate investments. Bisvest Hellas structures residential projects that meet the program’s legal requirements while maintaining long-term value and livability.
What Is the Greek Golden Visa?
The Greek Golden Visa is a residency-by-investment program allowing non-EU nationals to obtain a renewable residence permit by investing in qualifying real estate in Greece. The permit grants freedom of movement within the Schengen Area and can include the investor’s immediate family members.
-
5-year renewable residence permit
-
No minimum stay requirement
-
Schengen Area travel access
-
Family members included
How the Program Has Evolved?
Until 31 August 2024, investors could obtain the Greek Golden Visa by purchasing standard residential apartments starting from €250,000, including projects like The Piraeus Condos. Following regulatory changes, the minimum investment threshold for standard residential properties in Athens was increased.
Today, the €250,000 entry threshold remains available only through specific categories, including licensed commercial-to-residential conversions. This regulatory shift has fundamentally changed which projects qualify for Golden Visa eligibility.
Golden Visa Eligibility Today
Under the current framework, eligibility depends on the type of property and its legal classification.
Standard Residential Properties
-
Higher minimum investment threshold
-
Limited availability in central Athens
-
No longer eligible at €250,000
Commercial-to-Residential Conversions
-
€250,000 minimum investment
-
No minimum size requirement
-
Eligible regardless of central location
